Builders Cleans in Cairns: What a Proper Post-Construction Clean Includes

A builders clean is not a normal clean with more effort. It is a different job. Construction dust is fine plaster, concrete and timber, and it settles into places a normal clean never touches: window tracks, the tops of cupboards and door frames, inside the air-conditioning vents, the grout, the light fittings. Wipe it once and it is back by morning as the building settles. A proper builders clean in Cairns works top down, room by room, and it usually happens twice: a rough clean while the trades are finishing, and a final detail clean once the last one has walked out, right before handover.

Why construction dust does not come off with a normal clean

Plaster and concrete dust is far finer than household dust and it is everywhere at once, not just on the surfaces you can see. It sits on top of every door frame and cupboard, inside every track and vent, and in the grout lines and grille of every wet area. Doing only the final clean, with no rough clean first, means the detail clean fights the bulk dust and takes twice as long. Doing only the rough clean means the client walks into a building that is tidy but not clean.

What a builders clean covers, room by room

• •Every surface top to bottom: ceilings and cornices, walls where needed, door frames and the tops of doors, skirting, switches, power points and vents, the inside and outside of every cupboard, drawer and wardrobe.
• •Glass and frames: windows inside and out where accessible, tracks and sills cleared and washed, glass balustrades and shopfront glass, mirrors and splashbacks.
• •Wet areas: tiles and grout scrubbed, tapware and fittings de-scaled and polished, shower screens, toilets and basins detailed, silicone and paint spots removed.
• •Floors: vacuumed with fine-dust filtration, then machine-cleaned or mopped and finished according to the surface, with the edges and corners done by hand.
• •Fittings and appliances: protective film removed, labels and adhesive residue lifted, stainless and appliances polished, air-conditioning grilles and filters cleaned.
• •The site itself: packaging and offcuts cleared and left ready for collection, so the building is ready to be lived in or traded from, not just cleaned.

When to book it

Book the builders clean when the handover date is set, not when the trades are done. A rough clean is worth booking for the last few days of construction, and the final detail clean for the day or two before handover, with a small gap for the defects walk-through in between. Booking late usually means the clean is squeezed into the same day as the last trade, and that is when corners get cut.
