Two stages, scoped separately
Initial builders clean.
The main clean, where everything gets done properly. Rubbish and packaging out, films and stickers off, every surface dusted top to bottom, internal glass, cupboards, kitchens and bathrooms cleaned in full, and every floor vacuumed and swept.
Final touch-up clean.
Done just before handover. A re-dust of every surface for the dust that has settled since the initial clean, marks and fingerprints off the glass and stainless, a spot clean of the kitchens and bathrooms, a final vacuum and mop, and a walk-through with the site manager if they are available.
The initial clean does the heavy lifting. The touch-up picks up the dust that settles after it, so the building is clean on handover day, not just on cleaning day. We quote both stages separately so you know what each one covers.
The checklist
What each clean includes
Initial builders clean (the main clean)
- Removal of loose rubbish and packaging to the on-site skip bin
- Removal of protective films, stickers and labels
- Dusting of all surfaces top to bottom: walls, ledges, door frames, skirting boards, switches, power points, vents and light fittings
- Internal windows, tracks, sills, mirrors and shower screens
- Removal of light paint, plaster and sticker residue from glass and hard surfaces
- Cupboards, drawers and wardrobes inside and out
- Full clean of kitchens and bathrooms: benches, sinks, tapware, tiles, toilets and appliances
- Vacuuming and sweeping of all floors
Final touch-up clean (before handover)
- Re-dust of all surfaces for dust that has settled since the initial clean
- Fingerprints and marks removed from glass, mirrors, stainless steel and doors
- Spot clean of kitchens and bathrooms
- Final vacuum and mop of all floors
- Final walk-through with the site manager, if available
Quoted separately: external windows.
Not included: heavy paint overspray, render, cement or silicone removal, pressure washing, carpet steam cleaning and removal of waste off site.
Compliance
Site-ready paperwork
Insurance: public liability to $20 million, certificate of currency sent with the quote.
WorkCover: current policy, everyone on site is employed by us, not subcontracted.
White Cards: every person we send to your site holds a current Queensland White Card.
SWMS: a safe work method statement for the clean, supplied before we start, signed off by your site manager if required.

Shopfits, offices, clinics and new homes
A shopfit is usually a tight deadline against an opening date, with the glass and the customer-facing surfaces the priority. An office or clinic fit-out is about the fine dust on every ledge, vent and light fitting, because that is what people notice on day one. A new home is about the detail: every cupboard, every track, every bathroom, because the family is moving in that week. The approach is the same on all of them: understand the handover standard, then work the rooms in order until it is met.
When to book it
Book the builders clean when the handover date is set, not when the trades are done. The initial clean goes in once the trades are finished in an area, and the final touch-up goes in right before handover, with a gap for the defects walk-through in between. Booking late usually means the clean is squeezed into the same day as the last trade, and that is when corners get cut.
