Extreme Cleans for Housing Providers and Insurance Claims in Cairns

When a property in Cairns comes back in a state a standard exit clean will not touch, the job is not just to clean it. It has to be priced before anyone starts, documented room by room, and handed back on a date the re-let or the claim can be planned around. That is what a proper extreme clean for a housing provider or an insurance claim looks like.

When a standard exit clean will not touch it

Most exit cleans are a checklist. Some properties are a different job entirely. A hoarded house where you cannot see the floor. A unit left with rubbish through every room and a smell that has soaked into the carpet. A home that has to be cleaned before an insurance claim can move.

Cleanse handles hoarding and extreme clean-ups across Cairns and Far North Queensland for housing providers, property and tenancy managers, and insurance claims, with the same crew and the same fixed-price approach we use for private homes.

What the approver needs to see

Whoever signs off on the job, a tenancy manager, a maintenance coordinator or an assessor, needs three things: a number they can approve, a scope they can check, and proof the work was done. So every job comes with:

  • A written, fixed-price quote before we start. One number for the whole property, itemised so it can go straight onto a purchase order or a claim. No hourly rate and nothing added at the end. Every property is quoted individually.
  • An itemised scope. Sorting, removal, disposal, deep clean, odour treatment and any carpet or fixture disposal, listed line by line.
  • Photos before and after, and a completion report. Every room, dated, ready for the tenancy file or the claim.
  • Insurance for this work. 20 million dollars in public liability plus workers compensation, and our insurer has confirmed in writing that the policy covers internal clean-ups of this kind. Ask for the certificate and you will have it the same day.
  • QBuild registration. We are set up as a supplier for Queensland Government maintenance work, so engagement and invoicing follow the process your team already uses.

Who turns up

An employed, local crew. Cairns based and employed by us, up to four on site, and the same people from the first day to the last. Not subcontracted out. Blue Card holders are available on site, and police checks are available on request.

Nothing on our vehicles or our crew tells the street what is happening at the property. Tip runs are part of the price, and anything that looks like personal documents, photos or valuables is set aside and handed back, never binned.

Government and community housing

Tenancies end badly sometimes, and the property still has to be re-let. We work to your timeline, coordinate access with your tenancy or case manager, and hand the keys back with the report and the photos.

If the tenant is still in the property, we work with them the same way we work with any family: no judgement, at their pace, and with anything they want kept set aside. Where a property needs pest treatment first, we tell you up front so the trades happen in the right order and the clean is not wasted.

Insurance claims

For a clean-up that sits under a claim, the assessor needs a scope that matches the damage, a price that is fixed, and evidence that the work was done. That is what the itemised quote, the before and after photos and the completion report are for. We can quote from photos to get a claim moving, then confirm on site, and we flag anything outside our scope before it becomes a problem for the claim.

How long it takes

Allow around five working days for a badly hoarded three-bedroom property from the day we start. Smaller or lighter jobs are quicker. The timeline is confirmed in the written quote, so the re-let or the claim can be planned around it.

What we do not take on

Doing specialist work badly is worse than not doing it. We do not take on trauma or decomposition scenes, serious bodily-fluid contamination, properties with significant needle contamination, meth contamination, asbestos, or specialist mould remediation. If a property has any of those, tell us and we will say so straight away and point you to someone set up for it. With pest and flea infestations, get the property treated first, then we clean.

Where we work

Cairns City, Cairns North, Edge Hill, Manunda, Westcourt, Earlville, Bungalow, Portsmith, Redlynch, Smithfield, Trinity Beach, Palm Cove and Gordonvale, and further out across the Far North for the right job.

Extreme cleans for housing providers and insurance: FAQs

Can you quote an extreme clean from photos?

Yes. Photos are enough for a first price to get a purchase order or a claim moving. We confirm on site before any work starts, and the number only changes if the scope does. Send the address, a few photos and the date you need the property back, and you get a written fixed price within 48 hours.

Do you provide a report when the job is finished?

Yes. Every job ends with dated before and after photos of every room and a completion report, ready to go straight into the tenancy file or the claim. The quote is itemised line by line too, so the approver can match what was paid for against what was done.

Are you insured for hoarding and extreme clean-ups?

Yes. We carry 20 million dollars in public liability plus workers compensation, and our insurer has confirmed in writing that the policy covers internal clean-ups of this kind. Ask for the certificate and you will have it the same day, ready for your supplier file.

What if the tenant is still living in the property?

We work with them the same way we work with any family: no judgement, at their pace, and with anything they want kept set aside. We coordinate access with the tenancy or case manager, and personal documents, photos and valuables are always handed back, never binned.

Get a written quote

Send the address, a few photos if you have them, and the date you need the property back. We come out for a free look, or quote from the photos to get things moving, and you have a written fixed price within 48 hours.
